Key Responsibilities for the Maintenance Technician:
Must be able to help cover the portfolio between Worcester MA and Northern RI.
Diagnose and resolve issues with building systems, including HVAC units, heat pumps, boilers, ductwork, electrical lighting, panels, breakers, wiring, plumbing systems, and carpentry work like framing, doors, and windows.
Communicate effectively with service providers to explain facility issues, coordinate repairs, and provide necessary access.
Identify project scopes, procure materials, and carry out necessary repairs.
Track and document all repair and maintenance work, providing regular updates to tenants, management, and ownership.
Maintain accurate emergency response documentation, including utility shutoff locations, fire suppression system details, and access points. Relay this information to vendors and emergency responders when needed.
Use a variety of tools, including hand tools, power tools, meters, and material handling equipment, to perform maintenance tasks efficiently and safely.
Comply with safety regulations and maintain a clean and organized work environment.
Job Requirements for Maintenance Technician:
Available to respond to after-hours calls and participate in the on-call rotation.
Maintain a clean and safe driving record.
Possess necessary tools for HVAC, plumbing, electrical, and carpentry repairs, along with basic computer skills, including proficiency in Microsoft Excel.
Comfortable sending and receiving emails for communication and job updates.
